Ceiling Pipe Leak Repair in Diamond Bar, CA

A supply line or drain leaking inside the ceiling does its damage quietly. The leak located, the pipe repaired through one clean opening, the cavity dried and the ceiling rebuilt to match.

The signs

How a pipe leak in the ceiling usually shows itself

A pipe leak behaves differently from a roof or bathroom leak. Supply lines are under pressure all day, so the leak doesn't wait for rain or a shower. It just keeps going.

  • A stain that's always damp, even after days without rain or use of the bathroom above
  • A water bill that jumped without a change in how you use water
  • The sound of running water in a quiet house, or a faint hiss near a wall or ceiling
  • The meter's leak indicator spinning with everything turned off
  • Warm spots or a warm stain, which point to a hot-water line
Fast check

Shut off everything that uses water, then watch the leak indicator on your meter for 15 to 30 minutes. Movement means a leak on the pressurized side. No movement points back toward drains, fixtures, the roof or the AC.

Diamond Bar factors

Why pipe leaks show up in Diamond Bar homes

No single cause, but the same handful of factors come up again and again.

Age

Original copper in 1970s–'90s homes

A large share of the city was built between the 1970s and 1990s, and many of those homes still have their original copper supply lines. Copper lasts a long time, but decades of flow wear it thin at elbows, joints and where it rubs framing.

Water

Imported, treated water

Walnut Valley Water District imports all of Diamond Bar's drinking water through Three Valleys MWD and Metropolitan. Like most imported Southern California water, it is disinfected with chloramine and is on the hard side. Water chemistry is one of the factors plumbers and researchers connect with pinhole pitting, though there's no consensus on how much it matters.

Pressure

Hillside pressure zones

Water systems in hilly cities serve homes at very different elevations, so pressure varies from street to street. A failed or missing regulator lets higher pressure stress joints and appliance hoses.

Movement

Earthquakes and settling

The 2008 Chino Hills quake was centered just south of the city. Shaking and slow settling can stress rigid joints. A pipe that's been fine for years can start weeping after a good shake.

The meter is the line. Walnut Valley Water District maintains its own equipment, including the meter. Leaks on the house side of the meter are the homeowner's to repair.

The repair

How the ceiling gets fixed after a pipe leak

  1. Find it with one opening. Readings and the meter test show where to cut. One clean, square opening, sized for the plumber to work through.
  2. Repair and pressure-test. The plumbing repair is done through that opening and tested with the ceiling still open.
  3. Dry the cavity. Wet insulation comes out. Joists and the surrounding drywall are dried until readings match the dry parts of the house. Pipe leaks soak further than they look, so measure wide.
  4. Rebuild and refinish. New drywall, taped and finished, texture matched, then the ceiling repainted. If only an access hole was needed, see access hole repair.

If you've had more than one leak, ask for photos of every section that's opened. They give your plumber a clear picture of the pipe's condition when you're weighing a repair against a repipe.

Common questions

Pipe leak questions

Straight answers on pinholes, pressure and repairs.

How do I know if a pipe is leaking inside my ceiling?

The most reliable home test is the water meter. Turn off every fixture and appliance that uses water, then watch the small leak indicator on the meter for 15 to 30 minutes. If it moves, water is escaping somewhere. Combine that with a stain that stays wet regardless of rain or showers, and a supply line is a strong suspect.

What is a pinhole leak?

A tiny hole that corrodes through the wall of a copper pipe from the inside. It sprays or weeps a fine stream, often for weeks before a stain appears, because the water soaks into insulation and the top of the drywall first. Where there's one pinhole in an older copper system, there are usually more on the way.

Should I repair the pinhole or repipe the house?

One pinhole in an otherwise sound system is usually repaired with a short section of new pipe. Several pinholes in a year, or pinholes in different parts of the house, are a sign the system is wearing out, and a repipe with copper or PEX may cost less than repeated leaks and ceiling repairs. That's a decision to make with your plumber; ask the ceiling contractor to show you what they find inside the ceiling.

Does high water pressure cause pipe leaks?

It doesn't create corrosion, but it adds stress, especially at elbows, tees and appliance hoses. California's plumbing code calls for a pressure regulator when street pressure is over 80 psi. A cheap gauge on a hose bib tells you where yours sits. If it's high, or the regulator is old, have your plumber check it.

Is a slow pipe leak covered by insurance?

Often not, if it went on for weeks: most California policies exclude continuous or repeated seepage. A leak that started suddenly, like a fitting that failed, is treated differently. Document the pipe, the damage and when you found it, and read how California policies treat water damage.

Can the ceiling be fixed without the plumber?

Not before the pipe is repaired and tested. The plumbing repair is coordinated through the same opening, so the plumber isn't cutting a second hole. Once the repair holds under pressure, the cavity is dried and the ceiling closed.
